How to price a carpet cleaning visit
- Enter the job details
Set rooms, pricing basis. Use the job you are pricing.
- Review rates and assumptions
Open “Adjust all rates and job details” and replace the starting inputs with your own allowances.
- Check the estimate
Base = rooms × room price OR carpet square feet × area price. Extras = stair treads × stair price + treatment areas × treatment price + upholstery pieces × piece price. Quote = max(minimum job, base + extras). The two area methods are alternatives, never added together. Review the estimate before tax and confirm the scope before using it in a quote.

Carpet cleaning prices by room
Choose one pricing basis for the carpet portion: rooms or measured square feet. The tool uses one method at a time, so a customer is not charged both a room total and an area total for the same carpet. Define what counts as a room in your quote. An oversized living area, a connected dining room, or a walk-in closet can otherwise create different expectations between you and the customer before the hose is unloaded.
For area pricing, measure the carpet you plan to clean rather than the building’s advertised floor area. Hard floors, cabinets, and excluded spaces do not belong in that measurement. If you charge for the room regardless of furniture coverage, explain that rule before sending the estimate. Decide whether furniture moving is included, limited to small items, or left to the customer. The calculation cannot inspect access, fiber condition, or whether the requested method is appropriate.
Compare room and area totals against the same job to choose a consistent quoting method. Keep the one that matches how you measure and deliver the work. If whole-home cleaning is also requested, the house cleaning price calculator handles that separate scope. You can use the labor cost calculator to check that the carpet price covers setup, extraction, packing, and the nonbillable part of the visit.

Carpet cleaning price calculator: room examples. Calculated from starting inputs.
| Rooms | Job price |
|---|---|
| 1 room | $100.00 |
| 2 rooms | $100.00 |
| 3 rooms | $150.00 |
| 4 rooms | $200.00 |
| 5 rooms | $250.00 |
| 6 rooms | $300.00 |
How much to charge for carpet cleaning add-ons
Stairs, stain work, and upholstery are separate quantities in this estimate. Count the stair treads you will treat and decide whether landings are included in carpet area or priced separately. For stain treatment, define what one treatment area means and explain that a treatment charge does not guarantee complete removal. Existing damage, discoloration, and previous cleaning attempts should be documented before you promise a particular result.

The upholstery input multiplies the number of pieces by your chosen piece price. It is a simple allowance, not a claim that a chair and a sectional take equal effort. Use an average only for a group of similar pieces, or run separate estimates for substantially different items. Check the method and material suitability yourself. The calculator provides pricing arithmetic and does not replace the inspection needed before wet cleaning or chemical treatment.
The worked examples below keep add-ons at zero so the effect of room count is visible. After you enter add-ons above, the live result includes them before checking the minimum job. If a property also needs outdoor surface cleaning, price that with the pressure washing calculator. For small repair work around a rental turnover, refer to the handyman price list. Each service should remain a separate line with its own conditions and acceptance criteria.

Carpet cleaning price calculator: minimum jobs
Your minimum pays for the visit, not just the carpet.
A minimum job charge is a floor for the full visit, not an extra fee automatically added to every room. The formula first adds the selected carpet base and the add-ons, then chooses the greater of that subtotal and your minimum. This avoids a common quoting mistake where an advertised minimum appears again as a surprise charge on top of a sufficiently large job. If your business uses a separate travel fee, describe that explicitly outside this simplified model.
Before setting the floor, account for loading, travel, parking, hose setup, cleanup, and equipment care. A single room may need nearly the same preparation as a larger appointment. Grouping nearby work can change those costs, but a national cost guide cannot tell you how your own route is arranged. All starting unit prices in this tool are assumptions you can replace with recorded job costs and the price you intend to charge.
Use the markup and margin calculator when checking what remains after labor and supplies. Include any equipment allocation in your cost basis before calling the difference profit. The Driveway Desk overview explains how quotes connect to the job record, and pricing shows the software plans separately. Your carpet quote should state the measured rooms, add-ons, minimum rule, expected access, and any exclusions in plain language the customer can check.

How we calculate this
Base = rooms × room price OR carpet square feet × area price. Extras = stair treads × stair price + treatment areas × treatment price + upholstery pieces × piece price. Quote = max(minimum job, base + extras). The two area methods are alternatives, never added together.
Fixr compares national carpet-cleaning costs by room, area, and method. All unit prices here are editable estimating assumptions: a starting point, set your own. The calculated room examples include the minimum job and exclude add-ons unless you enter them.
One person or a small crew?
| Situation | What to check before quoting |
|---|---|
| One-person operator | Include your setup, travel, extraction and packing time |
| Two-person crew | Add both workers' paid time; do not assume twice the speed |
| Larger residential visit | Inspect access and furniture before promising a fixed finish time |

Review the job before you send it
A manual worksheet can price one visit accurately. It becomes awkward when you keep retyping the same scope and prices for the next customer. Start your first quote with the figures you have already checked.
If carpet work is part of a wider service, the cleaning-business setup guide explains how to define that work. For separate outdoor jobs, use the pressure-washing business guide.
Use your own costs, scope and completed-job records. Check the result against the time and materials you expect to use. Your next quote should reflect the job in front of you, not a national average.

Frequently asked questions
Pick one basis: a price per room or a price per square foot, never both. Add stair treads, spot-treatment areas and upholstery pieces at their own rates, then compare the total with your minimum job charge and quote whichever is higher.
A 12x12 room is 144 sq ft. At this page's default of $0.25 per sq ft that is $36 of cleaning, so the $100 minimum job charge applies. That is why most small single-room jobs are priced by the minimum, not by the area.
Count the carpeted rooms or measure the carpet area, then add stairs and extras. With the defaults, five rooms at $50 each come to $250 before stairs or treatments. Set your own room rate; the defaults are starting points, not local market prices.
No. The chosen pricing basis determines the carpet base, and the other method is ignored for that calculation. Room pricing uses room count times room rate; area pricing uses square feet times area rate. Stairs, treatment areas, and upholstery are added afterward, and the minimum is applied to the combined subtotal.
Count the stair treads and enter the amount you intend to charge per tread. State whether landings are included in the carpet area or need another line. The stair count is an estimating quantity, not a promise about treatment time. Inspect access and condition before confirming a flat total for the staircase.
The tool supports a separate treatment quantity and price. Define the size or type of treatment area in the quote so the customer can understand the line. Explain any limits after inspection, including that paying for a treatment attempt does not guarantee removal of every stain, discoloration, or existing damage.
Each piece multiplies by the upholstery price you enter. That works best for similar items. For a mix of chairs, sofas, or sections that require different amounts of work, estimate them separately or use a deliberately calculated allowance. Verify material suitability and cleaning requirements before turning the arithmetic into a confirmed service.
Use the measurement rule you intend to explain in the quote. If the service covers an entire room regardless of furniture, say so. If you bill only for exposed carpet, measure that area. Also agree who moves furniture and which pieces remain in place, since those choices affect both scope and time.
Put the method to work
Markup and margin calculatorMarkup divides profit by cost; margin divides profit by selling price. Convert either percentage before quoting.
